Our Services

Caretaker support, decorating and light refurbishment for residential blocks—delivered by experienced, reliable tradesmen.

Caretaker & Trades Services

We supply tradesmen to blocks to deal with day-to-day issues and maintenance. Whether you need a regular caretaker presence or ad-hoc trades for repairs, we can tailor a package to your development.

What we offer

  • Supply of vetted tradesmen (handymen, plumbers, electricians, locksmiths as needed).
  • Response to common-area and resident-reported issues.
  • Routine inspections and small repairs.
  • Liaison with managing agents and residents.
  • Flexible arrangements: regular hours, call-out, or scheduled visits.

Ideal for blocks that want reliable cover without employing directly, or that need extra capacity during busy periods.

Decorator Services

Internal and external painting and decorating for communal areas, corridors, lobbies and individual units. We work to your specification and finish to a high standard.

What we offer

  • Communal area redecoration (halls, stairwells, landings).
  • External painting (doors, frames, railings, where applicable).
  • Individual unit painting (empty or occupied, by arrangement).
  • Preparation, filling, and finishing to ensure a lasting result.
  • Choice of materials and finishes to suit budget and durability.

We can work around access restrictions and minimise disruption to residents.

Light Refurbishment

Bathroom and kitchen fit-outs, new flooring and similar light refurbishment work. We manage the job from quote to completion so your block or unit is left in excellent condition.

What we offer

  • Bathroom fit-out: suites, tiling, plumbing, ventilation
  • Kitchen fit-out: units, worktops, plumbing, electrics as required
  • New flooring: vinyl, laminate, carpet, tiling
  • Other light refurbishment: re-grouting, sealant, small structural fixes where appropriate
  • Clear quotes, agreed schedules and tidy completion

Suitable for planned refurbishment programmes, void units or resident-led improvements—we work with freeholders, agents and residents.

Bathroom fit-out

Whether you are planning a full bathroom renovation or a refresh of an existing suite, we can advise on and deliver the work from start to finish. We project-manage the process so you can focus on the end result—a bathroom that looks great and performs well for years.

How our bathroom installation service works

We approach every bathroom job in clear steps so you know what to expect and when.

  • Initial quotation: We provide a full, transparent no-obligation quote for every project. We take into account your needs, budget and timeframe, and price the job carefully whether it is a full refurbishment or something smaller—so you can make the most of your budget with no unwelcome surprises.
  • Design and specification: If you already have a design or specification, we will review it and advise. If not, we can help you decide on layout, fixtures and finishes so the result fits the space and your budget.
  • Pre-fit survey: We take accurate measurements and confirm that everything will fit and comply with any building or lease requirements before starting work.
  • Installation: Once everything is agreed, we allocate a clear schedule and keep you updated. We coordinate plumbers, electricians and tilers so different trades work in the right order and do not overlap—speeding up the job and avoiding extra cost.

Range of bathroom work

Sometimes a full redesign is not necessary; a refresh of tiling, sealant and finishes can transform a bathroom. We carry out both small-scale improvements and full fit-outs, including suite replacement, re-tiling, plumbing and ventilation. We can also include removal and responsible disposal of existing fittings in our quote.

Bathroom fit-out: common questions

  • How much does a bathroom fit-out cost? Costs vary with the scope of work, size of the room and choice of fixtures and fittings. We provide a detailed quote for your specific project so you can plan with confidence.
  • How long does installation take? Typically from a few days for a refresh to several weeks for a full refurbishment, depending on the work. We will give you a clear timeline as part of the quote.
  • Do you supply bathroom suites and fittings? We can advise on suppliers and specifications. Materials can be supplied by you or we can include them in our quote according to your preference.
  • Can you remove and dispose of existing fittings? Yes. We can include stripping out and disposal of the old bathroom in the quote and we dispose of waste responsibly.

Kitchen fit-out

A well-designed kitchen balances function and form—it should work for how you use the space and look good for years. We take care to understand your requirements so the finished kitchen is tailored to the unit or block, the available space and how it will be used.

Our approach to kitchen fitting

We combine clear project management with experienced fitting. Whether you have a design already or need help deciding on layout and finishes, we work with you to get the best result within your budget.

  • Understanding your needs: We start with a conversation about the space, how it is used and what you want to achieve. That helps us recommend layouts, units and worktops that fit the building and your expectations.
  • Design and specification: If you have plans or a designer’s specification, we will follow them and advise on buildability. If not, we can suggest options and specifications that suit the space and your budget.
  • Technical delivery: We handle the fitting, including units, worktops, plumbing and electrics as required. We coordinate trades and keep the project on track so the kitchen is delivered on time and to a high standard.

What we deliver

We fit kitchens in void units, resident-owned flats and communal areas (e.g. staff kitchens). We work with a range of unit types and finishes—from straightforward off-the-shelf solutions to more tailored installations—so the result is practical, durable and appropriate for the block.

Getting started

It starts with a conversation. Tell us about the property, the space and what you have in mind; we can arrange a visit to measure and discuss options, and provide a no-obligation quote.

Tenancy management

Whether you are letting your own flat within a block or managing units on behalf of a freeholder, we can look after day‑to‑day tenancy management so you stay compliant and tenants are properly looked after.

  • Managing end‑of‑tenancy works and deposit negotiations in line with current regulations.

We can also tailor a package to suit you—for example if you only need help with inspections or maintenance coordination rather than full tenancy management.

Block management support

For freeholders, RTM companies and managing agents, we can support you with the practical side of running a residential block—keeping the building maintained, budgets under control and communication clear.

What we can help with

  • Service charge administration and collection, with clear schedules and reporting.
  • Arranging competitive quotes for buildings, contents and other block insurance.
  • Regular inspections of common parts and reporting on condition and issues.
  • Coordinating maintenance and repairs, including obtaining quotations and overseeing works on site.
  • Payment of contractor and service invoices in line with agreed budgets and approvals.
  • Preparing service charge budgets and proposals for planned maintenance and improvement works.
  • Liaison with accountants or auditors where required.
  • Ensuring that lease covenants relating to the common parts are followed in day‑to‑day management.
  • Arranging and, where required, chairing residents’ or directors’ meetings and AGMs.
  • Regular contact with directors or committee members so they are kept up to date.

We believe each block is different, so we will discuss what you need and put together a management or support package that fits your building rather than selling a one‑size‑fits‑all service.
